When you hire a real estate broker/property manager you are hiring a problem solving decision maker to ensure that your property will run smoothly, increase its cash flow and appreciate in market value. As the Real Estate Broker and Owner behind Four Cities Realty, I want my prospective clients to know what experience and judgment they will receive and what that means for them. It is with that purpose in mind that I offer the following information regarding my professional background and the company's formation.
Growing up in East County, I know the area intimately. During high school and college I worked at numerous local businesses from Sears to Greenfield landscaping, although it was working for Boise Cascade Development that introduced me to construction and real estate sales. In 1971 I became a licensed agent with Lyle Morton Realty, and within three years became the youngest office manager of the largest real estate office in East County. Finding investment properties particularly interesting and challenging, I studied everything investment related, i.e.: income taxes, limited partnerships, insurance, and trust deeds.
Several of my clients complained that their properties were not performing as they had expected. With a little investigation it was obvious that the problem was due to poor management and not to the property itself. By the late seventies as interest rates rose and sales slowed, only exceptionally well-managed properties were salable. I then made a strategic decision to personally manage my clients' properties. To avoid overextending myself and therefore decreasing the quality of my service, I've concentrated on fewer types of properties in a smaller geographic area with clients who demonstrated potential for a long-term relationship.
In 1978, I established my own companies: Four Cities Property Management and TRS Realty. Twenty-two years later I merged both into Four Cities Realty. By concentrating my efforts on fewer, carefully selected types of properties exclusively within East County, I have been able to remain personally involved with on site inspections and repairs. This has allowed me to know the physical and operational peculiarities of each property in great detail. This knowledge is fundamental in making sound decisions on everything from repairs and operational problems to raising rents with tenant retention. The result over time is smoother operation, increased cash flow and appreciating market value. In short, because of my specialized business strategy Four Cities Realty provides the experience and training of a large real estate firm, with the dedicated attention to detail and personal touch of a small firm.
